Preparing the outside of your home to sell is very important. This is the first impression people will have of your home as they scroll through the listings of homes for sale in sites such as realtor.com.   What is going to catch their eye and make your home stand out? What can you do to improve the overall appeal of your home and make it standout?

Take a Picture of Your Home 

  1.   Go outside and take several pictures of your home from different angles at different times of the day.
  2. Which angle makes your home look its best?  Is there a time of day that shows your home off ?
  3. Compare your home to others that are  already on the market that are of comparable size.  Is there some small touch you could add to your home that would set it apart from the others that are already for sale?
  4.  A fresh coat of carefully selected paint can make your front door pop! Add a nice wreath and welcome mat to make it look inviting.          
  5. If you have a front porch does it need a little something to make it more homey?
  6. Adding  shutters can make some  windows more interesting.
  7. Easy to see numbers for your home address can make your home easier to find.
  8. Would a fresh coat of paint help? Maybe changing the color of your garage doors would make a difference.   Does your siding need repaired in places and cleaned?
  9. Be critical, would any of the ideas listed above help the appearance of your home?  Have you come up with a few other ideas of your own.

Look at the property that you see in the Picture of Your Home
1. Keep your lawn looking great,  watered and mowed. Trim trees, shrubs and hedges.
2. Keep your flower gardens well maintained. Make sure your beds are weeded. Perhaps you need to brighten them with a few new pots or freshly painted pots. Good ground cloth,wood chips or mulch can also add to the appeal.
3. Think of added landscaping features that would make your property stand out from your neighbors. ie River rock wall, water fountain, fire pit, garden, patio
4. Fences need to be maintained, repaired and painted if necessary to make them more attractive.

Make a few changes

Be critical of what you’ve done to prepare the outside of your home to sell.  Don’t spend a lot of money, be creative and think about overall appeal.  Maybe just one idea will make a big difference and help to make your home stand out.  Check out sites online like:

Does your realtor provide you with extra benefits? Sure all realtors are required to take common courses to become a realtor and if you are a broker, you are required to take even more. The National Association of REALTORS® and its affiliated Institutes, Societies, and Councils provide a wide-range of programs and services that assist members in increasing skills, proficiency, and knowledge. Designations and certifications acknowledging experience and expertise in various real estate sectors are awarded by NAR and each affiliated group upon completion of required courses. A good source for all these designations can be found on the National Association of REALTORS site:   http://www.realtor.org/designations-and-certifications These designations are a way for a realtor to stand out to prospective buyers and sellers as a professional with expertise in that specific real estate area. It takes time and hard work to attain these designations and they can  an extra benefit your realtor can provide to you.

However, when you are getting ready to purchase or sell a home, a ranch, a waterfront property or maybe even a commercial business wouldn’t it be nice to have a realtor who was not only versed in the real estate sector but could also bring insight into how this purchase or sale is going to impact your overall planning and help you reach your goals?   Shouldn’t all of your real estate goals be part of a larger comprehensive plan? It’s a great time to buy! If you’re in the market for a home without the hassle of a mortgage and
have wisely saved your money to pay cash for your next home or investment property, you’ve
definitely got a powerful advantage as a cash buyer in today’s market. However, just because you’re not subject to
the same rules and regulations that are required from mortgage lenders – doesn’t mean you should
just sign on any dotted line. To protect your rights and best financial interests – be sure to consult
with a real estate professional and follow this important checklist:
__ Title Search: This will show any liens on the property or title problems you might face
__ Title Insurance: A must-have for the cash buyer – especially when considering
distressed or foreclosed properties
__ Home Inspection: Never buy a property without one – it’s the only way to ensure you
know what you are purchasing
__ Termite Inspection: Tiny bugs=big problems with big repair bills – don’t risk not
knowing
__ Property Tax Estimate: Know in advance what your estimated annual tax will be
__ Appraisal: This will help you ensure that your purchase price is at fair market value

Helpful things to know about moving!
I wanted to share this helpful flyer with you that I found under real estate news. I know a lot of people are looking to purchase a home this summer and thought these four easy steps might come in handy when you finally close on the home of your dreams. I know the process of making an offer and waiting for it to be accepted is stressful but now you have to make the big move. Did you know that moving is ranked among life’s most stressful events? However, with the proper planning, preparation, and my help, your next move can be a smooth one. Here are some key items you should know before your move.

#1. Start a file for all details associated with the move. Make sure to collect receipts for moving – related expenses. Depending on your reason for moving, you may be entitled to a tax deduction.

#2. Create a floor plan of your new home, and begin thinking about where you’ll want to place furniture. Advance planning eases the stress of making major decisions when your furniture arrives. Mark and label specific pieces of furniture on your diagram and put it in your moving folder. When the movers deliver your furniture to the new home, they will know exactly where to place the piece by the diagram you have provided.

#3. When packing items, remember to keep boxes light enough to be handled. Pack similar items together, label the contents of each box, and write “Open First / Load Last” when appropriate. This helps items get to the right rooms in the house and helps when you are unpacking so you know what is in each box.

#4. Notify the post office, magazines subscriptions, credit card companies, friends and family of your change of address. Contact your doctor, dentist, and veterinarian to receive copies of medical records. Contact your children’s school and arrange for records to be forwarded to your new school district. Make arrangements for a new bank safety deposit box if you are moving to a new town. Doing this in advance will reduce exposure to theft or loss of your valuables.

Your asking price is critical to attract  buyers.  It  is the most important  NUMBER for you to consider  when analyzing your real estate.  Let’s take a look at what happens when a client wants to list their property or perhaps already has their property listed.  When you have a property that you want to put on the market you usually have a price in mind of what you would like to sell it for.  First ask yourself if there have been any properties near you that have sold lately?  What did they sell for?  Were these properties similar to yours?  A simple numbers measurement is used to determine what the neighborhood property sold for per square foot of housing unit.  Was their lot larger, smaller or similar to your lot?  What type of upgrades do you have compared to the property that sold most recently?

These are key factors in helping you determine the value of your home in the current market.   If you don’t have access to this type of information I would be happy to help you with it and would begin by  doing a current market analysis of your home.  This is what I mean by numbers.    How close are the numbers I calculate to the original number you wanted for your property?   Determining the proper price on your home will give you the best opportunity to sell your home in the marketplace. Do you have any flexibility in what you have chosen as your asking price? What will you do if you get an offer that isn’t quite as much as your asking price?  Do you have the time to wait and see if you can get an offer closer to your asking price?   Are there any simple upgrades to your property to make it match better with your asking price?  Do you need to reconsider the asking price for your property?  These are all questions you can discuss with me so together we can get you an asking  price that will appeal to prospective buyers
